This isn't really Columbia U, even though its close. But couple of blocks in NYC make ALL the difference. This investment will "deliver" over time - 20 years - at which time this will probably also become at least a decently nice area. As all know, NYC is little by little being reworked from the bottom up, and many neighborhoods are getting revamped. Last thing, near Columbia Harlem really starts at 125th - not 120th. And expect this "west" side of harlem to be worth much more in the next 20 years. Columbia is expending its campus all the way to 130th st (or something like that), between 10th ave to 12th ave. There's a lot of outrage about this fact, especially from the locals because it means Harlem will change and become Real Estate heaven....

This property is east of Morningside park. you do not want to cross this park at night and there are many stairs to climb to get to the school. Though it is very near in aerial line, it is not part of the Columbia enclave ()Broadway/Amsterdam/Westend. It is not that bad, but I wouldn't want to live there. $3000/mo sound like the higher range for a 2 bedroom apt. but in a new construction likely to rent. It seems to me that 480k is too expensive if the land was bought for only 1.2million. It gives a construction cost of $560/sqf. In any case, not enough upside potential here, and too much risk. Im out.
